From a smartphone video in the boiler room straight into the CAFM system: Campos and flint now integrate

flint×campos
Integration partnership

Asset data is the basis for maintenance, budgeting, tendering and operator responsibility. When it is incomplete or out of date, it costs money every day. Campos and flint can now be connected directly: asset data travels from a smartphone walkthrough straight into the CAFM system, including images and eBKP-H classification. And the best part: up to 10× faster.

§ 01The maths

Everyone knows the problem. The calculation is what's new.

Nobody in facility management needs to be told that asset data is patchy and out of date. Everyone knows the Excel list that hasn't been touched since the property was taken over. Everyone knows the asset that appears in no maintenance plan — until it fails.

The more interesting question is why it stays that way.

Not out of negligence. But because capturing the data has so far often been more expensive than the damage caused by missing it. A complete survey takes months, and updating it after the next refurbishment costs almost the same again. So priorities are set: the most important properties, the largest assets, the rest later. That is a reasonable decision — at the costs that used to apply.

Those costs have now shifted.

§ 02How it works

From video into the system

A walkthrough with a smartphone is enough. Walk through the boiler room, film it, and flint returns a structured asset register — which the integration delivers directly into Campos. No retyping, no format conversion, no manual steps in between.

And not just the raw data. Every asset arrives with attributes such as type, designation, manufacturer, year of construction and defects, with the images flint extracts from the video and assigns to the asset, and with eBKP-H classification, without manual mapping. Every entry stays linked to its source material: if you want to know where a value came from, you see the sequence it was read from.

In Campos the data flows into the Gebäudedokumentation module, where it is immediately available for work orders, maintenance planning and operator responsibility.

New · Export

Campos as an export format

In flint's export wizard, Campos now sits alongside the standard formats — as a CAFM-compatible Excel file or straight over the Campos API.

§ 03In operation

What this changes

When a survey costs days instead of months, it is not just a budget line that changes. The question you ask changes.

Until nowWhich properties can we afford to capture?
NewHow current do we want our data to be?

Capture stops being a project and becomes routine — after the refurbishment, at handover of a property, before a tender. What follows from that in operation:

01

Tenders based on real asset inventories. Tender the asset inventory that actually exists and you get comparable bids — and don't pay the difference later as a variation order.

02

Operator responsibility becomes provable. Every entry is backed by an image and a video sequence. In the event of damage, what is documented counts.

03

Mandates can be costed properly. FM service providers calculate on the real inventory instead of an estimate. The margin is fixed before operations start, not after the first year.

04

Life-cycle planning instead of gut feeling. With year of construction and condition per asset, the maintenance budget becomes a calculation.

Data quality in CAFM is therefore not an IT question. It is a question of liability and margin — and now one that can be solved.

“Our customers always knew which data they were missing. What was missing was a way to get it without a major project. That way now exists.”

Michael Ulli · Managing Director, ICFM AG

“Asset data is not an end in itself. It only becomes valuable once it sits in the system people work in every day. For many Swiss operators, Campos is exactly that system — which is why the integration was the logical next step.”

Thomas Kessler · Founder and CEO, flint

The first joint customers are already using the connection between the two systems in production.

§ 04Availability

Available now

The integration is available immediately to all Campos customers. If you are interested, contact your ICFM or flint representative, or write tohello@heyflint.ai.

About Campos / ICFM AG

Campos is Switzerland's first web-based CAFM platform, developed by ICFM AG, based in Zurich. More than 18 modules cover the entire real estate operation — from work order management, maintenance and building documentation through space and contract management to operator responsibility and condition assessment. Campos is operated in a Swiss data centre and licensed per building, not per user. Its users include public administrations, FM service providers, industry, financial services and healthcare organisations. ICFM AG was founded in 2009. → campos.ch

About flint

flint is a Swiss proptech company based in Küsnacht, founded in 2025 by Thomas Kessler and Fabio Bernasconi. flint turns documents and building walkthroughs into a living, verified asset register using multimodal AI — from the service report to the smartphone video. It takes facility and real estate teams from data chaos to structured, continuously updated building data. → heyflint.ai
